What Vancouver and Calgary Money Buys in Kelowna’s Missions

If you are selling a typical detached home in Greater Vancouver and buying in Kelowna’s Mission neighbourhoods, you clear the median sale price in each of them and keep between $425,000 and $703,000. If you are selling a typical detached home in Calgary, you do not reach the median in any of them, and the gap runs from $390,000 to $667,000. Same move, opposite arithmetic.

Most of the relocation conversations I have start in one of three places: Vancouver, Calgary, or somewhere in Ontario. The question is always some version of “what does our house get us there?” It is a fair question and it deserves a real number rather than a reassurance.

The three benchmarks, same month, same measure

These are MLS® Home Price Index benchmark prices for single-family detached homes, all for June 2026, each published by the board that covers that market. The benchmark models a typical home for the area rather than averaging whatever happened to sell, which is exactly why it travels between cities better than an average does.

Greater Vancouver’s detached benchmark sits 74.9% above the Central Okanagan’s — $789,200 in cash terms. The Central Okanagan sits 40.4% above Calgary’s, or $303,200. All three markets softened year over year, and Vancouver softened hardest, which narrows the gap slightly but does not close it.

What these neighbourhoods actually cost

The Central Okanagan benchmark covers Kelowna, West Kelowna, Lake Country and Peachland together. The Mission neighbourhoods sit well above it. Here is the median detached sale price in each over the past two years, which is a long enough window to be worth quoting.

Two measures, not one. The benchmark and the median answer different questions. A benchmark models a typical home; a median is the middle actual sale, so it moves with whatever mix of houses traded. Read the table above as “what changed hands here”, not as a benchmark for these neighbourhoods — no such benchmark is published at neighbourhood level. Crawford Estates is greyed for a reason: 50 sales in 31 months is thin, and its figure is the least stable of the four.

If you are selling in Vancouver

A typical Greater Vancouver detached seller lands here with more than the median buys. Against Lower Mission’s $1,140,000 median there is $702,900 of headroom; against Crawford Estates’ $1,417,500, still $425,400. In practice that headroom is what buys the view, the flat lot, the pool, or the newer build — the things that separate a $1.2M house here from a $1.9M one.

The trap is assuming the headroom is unlimited. It is not. Upper Mission’s monthly medians in 2026 have run as high as $1,585,000, and the upper end of the neighbourhood trades well past $2M. If you have been told the Okanagan is cheap, you were told a half-truth: it is cheap relative to Vancouver and expensive relative to almost everywhere else in the province’s interior. If you are selling in Calgary

This is the harder conversation and I would rather have it early. A typical Calgary detached home at $750,500 is $389,500 short of Lower Mission’s median and $514,500 short of Upper Mission homes for sale. Moving here from Calgary at the typical level is a move up in price, not a lateral one, and it usually needs either equity beyond the sale, a larger mortgage, or a decision to buy a townhouse or condo rather than a detached home.

That is not a reason to rule it out. It is a reason to know the number before you list in Calgary rather than after. The three markets have also been moving apart rather than together: Calgary’s detached benchmark is down about 1% year over year while Vancouver’s is down 7.1%, so the Vancouver-to-Kelowna trade has quietly improved and the Calgary-to-Kelowna trade has quietly worsened.

Ontario buyers

Ontario is the one I cannot reduce to a single line, because “Ontario” spans a benchmark range far wider than the gap between Vancouver and Calgary. If you are coming from Toronto or the surrounding region, the arithmetic tends to look closer to the Vancouver case. From most other Ontario markets it looks closer to the Calgary case. What I would do with this

If you are coming from Vancouver: budget the surplus deliberately rather than treating it as savings. The difference between these neighbourhoods here is smaller than the difference between a view lot and an interior lot on the same street.

If you are coming from Calgary: get your Calgary number confirmed before you shop. The single most common relocation problem I see is a buyer who priced the Okanagan off a headline and priced their own home off hope.

Either way: compare the neighbourhoods before you compare the houses. Lower Mission and Upper Mission are $125,000 apart at the median and completely different places to live — that is covered in Upper Mission vs Lower Mission.
