Algorithms can’t see your lake view, your walkout lot, or the specific finish level of your kitchen. Why BC Assessment Values Don’t Work Here
In many parts of Kelowna, you can look at a BC Assessment value and get a rough idea of what a house might sell for. In Upper Mission and Kettle Valley, relying on assessed value is a fast track to leaving money on the table — or pricing yourself out of the market entirely.
An assessed value and a market value are two different numbers built for two different purposes. The assessment exists to divide up a tax bill. The market value is what a specific buyer, on a specific street, is willing to pay this month. On most Kelowna streets the two run close enough to be useful. Here they routinely do not.
Assessed values are lagging indicators. They reflect what the market was doing months ago, not what buyers are willing to pay today. More importantly, they treat every home like a spreadsheet entry.
In this neighbourhood, value is driven by nuances that an assessment office never sees:
- The View Premium: A sweeping, unobstructed view of Okanagan Lake adds significant value that assessments routinely miss.
- Lot Topography: Flat, usable yards are rare in the Upper Mission. If you have one, your home is worth more.
- School Catchments: Proximity to Chute Lake Elementary or Canyon Falls Middle School drives premium pricing from family buyers.
- Micro-Neighbourhoods: A home in the heart of Kettle Valley Village trades on a different metric than a newer build in Crawford Estates or the South Ridge area.
It is not only the assessment office that struggles here. On 31 July 2026 I asked the largest real estate data site in Canada what a home in Upper Mission was worth. It publishes every sale on that street going back to 1992 — and its automated estimate returned “Insufficient data.” One property, one check, but it makes the point: the sold data is free and public. Reading it against your particular lot, view and finish level is the actual job. You can see the same numbers I work from in the current market report.

2. The “Why” Behind the Numbers
Data without context is useless. I will explain exactly why a comparable home sold for what it did. Did they overprice and chase the market down? Did they stage it perfectly and trigger multiple offers? Understanding the why gives us the strategy for your listing.
3. Current Market Velocity

How much is my house worth in Kelowna?
It depends far more on your specific street and setting than on any city-wide average. Kelowna spans everything from $500K condos to $6M lakefront, and even within the Mission a view lot and a non-view lot two streets apart can differ by six figures. I price from recent comparable sales in your immediate area, not a city median.
What is my Upper Mission home worth in 2026?
Upper Mission single-family homes averaged $1,567,604 over the first half of 2026, up about 7.2% year over year (source: Interior REALTORS® MLS® sold data, January–June 2026). That is the starting point, not the answer — your elevation, view corridor, lot size, age of build and finish level move the number substantially in both directions.
How do I get a home valuation in Kelowna without listing?

Is BC Assessment the same as market value?
No. Your assessment is a mass-appraisal figure calculated to split up a tax bill, and it is dated — the notice that lands in January reflects the market as of the previous 1 July. Market value is what a buyer will pay for your specific home now. In Upper Mission and Kettle Valley the gap between the two is often large in both directions, because assessments cannot see a view corridor, a flat usable yard, or the difference between a 2005 build and a 2021 one. Treat the assessment as a tax document, not a price.
