Upper Mission sits on the hillside south of Kelowna, rising above the city. You’re not walking to coffee here — you’re driving. But what you get in return is panoramic lake and valley views, larger lots, newer construction, and a sense of space that’s increasingly rare in Kelowna.

Flat, walkable, and right at the lake.

Lower Mission is Kelowna’s most walkable neighbourhood. You can walk to the lake. You can walk to Pandosy Village for coffee. You can walk your kids to school. The trade-off is price and density — but for buyers who want the lake lifestyle woven into daily routine, nothing in Kelowna compares.   • Pandosy Village — Kelowna’s most charming commercial strip, independent boutiques, Urban Fare, restaurants

  • H2O Aquatic Centre and Capital News Centre (dual NHL ice surfaces) nearby
  • Cedar Creek Park — Kelowna’s only off-leash dog beach

The school question — and why it matters for resale

Both neighbourhoods sit within SD23 and offer strong school options. But the catchments are different — and for families, that distinction drives purchase decisions.

Upper Mission Schools

OKM Secondary — one of Kelowna’s strongest secondary programs

Upper Mission feeds into Okanagan Mission Secondary (OKM), which offers the International Baccalaureate (IB) Programme — one of only a handful of IB schools in the Okanagan. For families with academic or university-track priorities, this is a meaningful differentiator.

  • Okanagan Mission Secondary — IB Programme, strong university admission track record
  • Dr. Knox Middle School — generally well-regarded within SD23
  • Multiple elementary options including Canyon Falls and Chute Lake
  • French Immersion pathway available within the district
Lower Mission Schools

OKM catchment plus walkable elementary options

Lower Mission also feeds into OKM Secondary, so the IB advantage applies here too. But the key differentiator is walkability — families in Lower Mission can walk their kids to school in a way that Upper Mission simply doesn’t allow.

  • Okanagan Mission Secondary — same IB Programme as Upper Mission catchment
  • KLO Middle School — within the neighbourhood itself
  • Anne McClymont Elementary and Bellevue Creek Elementary — both walkable from much of the area
  • Private option: Willowstone Academy nearby

Both neighbourhoods share the OKM catchment — so the IB question doesn’t separate them. What separates them is that Lower Mission kids often walk to elementary school. Upper Mission kids are driven.

The Honest Take

What I’d tell a buyer choosing between the two

If you’re asking which neighbourhood is better, you’re asking the wrong question. They serve different buyers with different priorities. The right question is: what does your day-to-day life actually look like?

If you work from home, value space over walkability, and want to wake up to an unobstructed lake view from your master bedroom — Upper Mission is your neighbourhood. The views are genuinely exceptional. The lots are larger. The new construction quality in developments like The Ponds and Trailhead is some of the strongest in Kelowna right now. And there’s still room to grow.

If you want to walk to Gyro Beach on a Tuesday morning, grab coffee at Pandosy Village, and have your kids cycling to school by themselves by age 9 — Lower Mission is the answer. You’ll pay less for the house, but you’re buying into one of the most liveable urban environments in British Columbia. That kind of walkability doesn’t get cheaper over time.

From an investment standpoint: Upper Mission has more upside on paper — newer stock, active development, higher appreciation ceiling. Lower Mission has more stability — established demand, no supply shock risk, waterfront adjacency that never loses its appeal.

I live in Lower Mission. I chose it because I want the lake in my daily routine, not just my view. That tells you something about my priorities — not about which neighbourhood is objectively better. If your priorities are different, Upper Mission might be the best decision you ever make.
