Lower Mission has a reputation as the affordable way into the Missions. That reputation comes from its condos and townhomes. The houses are a different market, and per square foot they are the most expensive of these neighbourhoods.
A Lower Mission house runs about $563 per square foot, against $471 in Upper Mission and $429 in Kettle Valley — the highest of the three, on the smallest homes. The typical house here is around $1.44M for roughly 2,400 square feet; up on the bench the same money buys noticeably more floor area. You are not paying less for the same thing. You are paying more per foot for fewer of them, and what the premium buys is flat ground and walking distance to the beaches, the boardwalk and the Pandosy shops.
Two things follow from that. It is the deepest house market of these neighbourhoods — usually around half again as many listings as Upper Mission and roughly four times Kettle Valley — so there is more genuine choice and less pressure to take the one home that came up. And the sub-$1M reputation really does belong to the attached market: strata homes here have a median closer to $560,000, while fewer than one house in five is under $1M. If a detached home in Lower Mission is the goal, budget accordingly.
