August 2026 — read the gauge with this attached. Wildfire smoke sat over the Central Okanagan from 1 to 25 August. August is always the slow month here, but this one produced 16 sales against 22 in each of the last two Augusts, and it came off the strongest July in this series. New listings arrived at a normal 57. The homes that did sell went at 97.3% of asking in a median of 34 days — the highest sold-to-list and the fastest sale of any August on this chart.

That is a month buyers sat out, not a market that turned. Sixteen sales is a thin sample and I am not going to pretend otherwise: treat the buyer’s-market reading as provisional until September lands.

The gauge says fourteen months of inventory, against five in July. Supply did not pile up to get there — 220 homes were active in August, against 221 last August. Months of inventory is active listings divided by sales, so a month that loses more than half its sales moves the needle whether or not anything changed underneath it. What the gauge is measuring

Months of inventory is the honest way to answer “is this a buyer’s or a seller’s market”, because it accounts for both sides at once: how much is for sale, divided by how fast it is selling. It answers the only question that matters — if nothing new listed, how long until the shelves were bare.

Under three months, buyers compete and sellers set the terms. Over six, buyers can take their time. Between the two, neither side has the whip hand. The needle sits deep in the buyer’s band this month, and it got there on one thin month of sales rather than a build-up of listings. February printed the same fourteen months on twelve sales; by May it was down to five. A quiet month moves this gauge much further than the market underneath it actually moves, which is why the caveat above sits at the top of the page instead of buried at the bottom.

The numbers behind the verdict

Set August against the two Augusts before it and only one thing has changed. Active listings: 259, then 221, then 220 — flat year over year. New listings: 56, then 55, then 57 — flat. Sales: 22, then 22, then 16. Supply behaved exactly as an August should. Demand did not.

The Central Okanagan as a whole sat at ten months of inventory in August, the same as last August, while these neighbourhoods went from ten to fourteen. So the slowdown was sharper here than across the valley. My read is that a smoke-bound month costs a view market more than it costs the regional average, because the view is a large part of what people are buying up here — but that is a read, not a number, and I would rather flag it as mine than dress it up as data.

On Crawford Estates. It recorded 17 detached sales in twelve months. That is enough to describe what homes there cost, and not enough to read a month-to-month trend into. I report it as direction, not precision. Kettle Valley, at 44 sales, sits in the same category.

What this means if you’re buying

You have room, and the headline reading overstates how much. Homes sold at 97.3% of asking in August — 2.7% under list, tighter than July’s 3.4% — and the median took 34 days, the quickest August in this series. Nothing in the transaction data says sellers got weaker. What August actually handed buyers was quiet: fewer people out looking, and a month of listings that sat while the smoke did.

If you have been waiting for prices to break, this is not that. The median printed $1,085,000 on sixteen sales, which is a mix number more than a market number. The honest position for a buyer right now is that competition is genuinely lighter than it was in May while the terms are not — so the opening is in the negotiation on one specific house, not in waiting for the index to fall. What this means if you’re selling

Pricing discipline mattered more in August, not less. Homes sold at 97.3% of their current list price but only 94.7% of their original list price — a 2.6 point gap, against 0.7 in July and 0.9 last August, and the widest gap in this series. That is the cost of starting too high, showing up in a month with no rush of buyers to bail you out.

There were 57 new listings against 220 active, both ordinary for an August. You are not listing into a flood and you are not listing into a vacuum. The sellers who did well last month were the ones priced correctly on day one, not the ones who got there after a reduction. How I pull these numbers

Everything here comes from the Association of Interior REALTORS® MLS® System (Matrix), filtered to residential single-family detached homes in Upper Mission, Kettle Valley, Lower Mission and Crawford Estates. Monthly figures are the pooled combined average of those neighbourhoods, because individual months in the smaller pockets are too thin to read a trend from — Crawford Estates recorded 17 detached sales in a whole year. The neighbourhood comparison uses twelve months of sales so the samples are large enough to mean something. Every figure is date-stamped and I do not round anything toward a better story.
