A legal suite is usually sold as a way into a house you could not otherwise carry. In these neighbourhoods that framing is backwards, and it is worth knowing before you build a budget around it.
Roughly three quarters of the homes here advertising a legal suite are $1.5M or above. They are not entry-level houses with a mortgage helper attached; they are large newer builds where the lower floor was designed as a self-contained unit from the outset, on lots with the grade and the parking to make a separate entrance work. In Upper Mission the concentration is sharper still — nearly every suited listing sits in the upper tier.
So the rental income is real, but it arrives on top of a price that already reflects the size and the build, not as a discount on it. If a suite is what makes the numbers work, the honest read is that it widens what you can carry at the top of your range rather than lowering the entry point — and “legal” is doing load-bearing work in that sentence. Confirm the permitting and the zoning before you count the income.
