Here’s where the Upper Mission market actually sits halfway through 2026 — based on average sold prices for single-family homes, not headlines.
The bench is holding while the flats soften
Through the first half of 2026, single-family homes in Upper Mission sold for an average of about $1.57 million — up 7.2% over the same stretch of 2025. Kettle Valley tracked almost identically at roughly $1.58 million. Lower Mission, by contrast, pulled back about 13% year-over-year to around $1.31 million.
That’s a real divergence: the Upper Mission bench and Kettle Valley are appreciating while the lower neighbourhoods give ground. Upper Mission now sits roughly 20% above Lower Mission on average sold price.
What it means
If you’re selling: demand at the top of the market is holding. The data supports a move — but pricing to the actual comparable sales in your specific pocket matters more than ever, because month-to-month averages swing hard on just a few sales.
If you’re buying: you’re buying into a segment that’s still appreciating, not one that’s cooling. That changes the math on waiting.
A note on these numbers
These are average sold prices for single-family homes, from MLS® data. At the neighbourhood level only a handful of homes sell each month, so any single month is noisy — June 2026 alone averaged $2.18M in Upper Mission, but that reflects a couple of large sales, not the whole market. That’s why I use the year-to-date average ($1.57M) as the real signal, and why an accurate valuation always comes down to your specific home and street.
