How Long Homes Take to Sell Across the Missions

A Lower Mission detached home took a median of 29 days to sell in the first half of 2026. Upper Mission took 52. Kettle Valley took 57. The cheapest of the three neighbourhoods is now comfortably the fastest — and it is the only one of the three that got faster this year.
Days on market is the most useful number nobody asks for. It tells a seller how long to plan for and a buyer how much room there is to think.

The divergence is the story. Lower Mission sped up by nearly three weeks while the two neighbourhoods above it slowed by two. Twelve months ago the three were within nine days of each other; now Lower Mission sells in roughly half the time Kettle Valley does.
Look at that range column before drawing conclusions. Upper Mission’s 2026 months run from 29 days to 126. These are monthly medians in neighbourhoods selling a handful to a few dozen detached homes a month, so individual months swing hard — February 2026 in Upper Mission recorded 126 days on a small number of sales. The direction across six months is more trustworthy than any single figure in it.
Why Lower Mission got faster
The most likely explanation is price rather than desirability. Lower Mission’s median detached sale ran about $1.09M in the first half of 2026 against roughly $1.43M in both Upper Mission and Kettle Valley — and its share of sales under $800,000 rose sharply this year. More homes at accessible prices means a larger buyer pool, and a larger buyer pool clears inventory faster.
It is the same effect visible in the entry-level segment generally: the cheaper the band, the deeper the demand, and the quicker things move.
What this means if you are selling
Plan on two months above the $1.3M mark. If you are in Upper Mission or Kettle Valley, build your timeline on roughly 52 to 57 days plus closing, and treat anything faster as a bonus rather than the base case. Sellers who need to buy their next home get into trouble by assuming the 2021 timeline.
In Lower Mission, priced right, four weeks is realistic. That is genuinely useful if your move is time-sensitive.
In every case, the first three weeks decide it. A listing that has not generated meaningful interest by week three is not going to be rescued by patience — it needs a price change or a presentation change, and the sooner that decision is made the better the eventual outcome.
What it means if you are buying
At 52 to 57 days, you have time to see a house twice, get an inspection quote and think about it — without the reflex panic of a market where hesitating costs you the property. That is a genuinely different buying experience from 2021, and it is worth using rather than carrying the old urgency into it.
The corollary: a home that has been listed 90 days in a market with a 52-day median is telling you something. Sometimes it is price, sometimes it is a real defect, and occasionally it is nothing at all — but it is always worth asking why before you assume you have found a bargain.

Lower Mission 29 days, Upper Mission 52, Kettle Valley 57 — and the gap opened up this year rather than being a permanent feature of these neighbourhoods.
Sellers above $1.3M should plan for roughly two months. Buyers have time to be careful. Neither of those was true four years ago, and both are worth adjusting to.
