The $3M+ Mission Market: 21 Sales in Six Years

Across Upper Mission, Kettle Valley and Crawford Estates combined, 21 detached homes sold above $3 million in six years. That is three and a half a year across three neighbourhoods. In 2024, the number was zero.
The word “luxury” gets used loosely in Kelowna marketing. At the genuine top of this market it describes an extremely thin band of transactions, and if you are buying or selling in it, the scarcity is the defining feature.
Every $3M+ sale, by year and neighbourhood

Two things jump out. The first is that Upper Mission is the top of this market — 16 of the 21 sales. Kettle Valley recorded four in six years and Crawford Estates exactly one, in February 2022.
The second is 2024. Not a single detached home above $3M traded in any of the three neighbourhoods across twelve months. That is not a rounding artifact or a thin-sample wobble — it is a genuine gap year at the top of the market, in the same year the wider market carried eight or nine months of inventory.
What this does not measure. These are MLS® transactions. Homes at this level sometimes trade privately, and a handful of sales a year is small enough that one or two off-market deals would matter. Read this as the shape of the public market rather than a complete census of high-value transfers. The window also stops at December 2025 — 2026 is still in progress.
What thin means when you are the buyer
At three or four sales a year, comparables effectively do not exist. When you are deciding what to offer on a $3.4M house, the honest position is that there may be no genuinely similar sale in that neighbourhood within the last eighteen months. Valuation becomes a matter of judgement about land, view, build quality and replacement cost — not a matter of averaging three recent comps.
That cuts both ways. There is very little competition; you are rarely bidding against another buyer for the same house. But there is also very little evidence to anchor a negotiation, which means the gap between what a seller believes and what a buyer will pay can be enormous and can take a long time to close.
What it means when you are the seller
Time. The 2024 result should be sobering for anyone who assumes a trophy property sells whenever it is listed. A market that absorbs three homes a year at this level can go a full year absorbing none, and there is no volume of buyer traffic to correct a price that starts too high.
The practical implication is that pricing at this level is less about squeezing the last 3% and more about being genuinely in the range that the two or three real buyers in a given year would consider. Miss that range and you are not selling slowly — you are not selling.
Where the actual top of the market is
Worth putting in proportion: Upper Mission’s median detached sale in the first half of 2026 was about $1.43M, and roughly 68 of its homes sold above $1M in the first seven months of the year. The volume market here is $1M–$2M. The $3M+ band is a different market that happens to share a postcode — different buyers, different timelines, and different rules about what evidence exists.
If you are operating at this level
Buying: expect to wait, and expect to make your own judgement rather than lean on comparables. The scarcity means little competition but also little price discovery.
Selling: price to the small real buyer pool and budget for a long marketing period. 2024 saw zero sales above $3M across all three neighbourhoods — a year on the market at this level is a normal outcome, not a failure.
Either way: be sceptical of anyone quoting you confident percentage changes at this price point. Three sales a year cannot support that kind of claim.
