Upper Mission is the benchland above the lake, and almost everything that distinguishes a home here comes back to the slope it sits on.
Two features appear in Upper Mission listings at more than ten times the rate they appear in Lower Mission: the walkout basement and the lake view. Four in ten Upper Mission houses mention a walkout, against three in a hundred down on the flats. More than four in ten mention a lake view, against fewer than one in ten. Neither is a feature a builder chose to add — both are consequences of building on a hillside, and they are why the same money buys a very different house up here.
What that costs: the typical Upper Mission house is around $1.85M for roughly 3,900 square feet, built in the late 2000s, and about four in ten are $2M or more. Per square foot it is the cheaper of the two Missions — roughly $471 against Lower Mission’s $563 — so if you are comparing the two on asking price alone you are comparing the wrong number. Up here the money buys floor area and elevation. Down there it buys flat ground and proximity to the lake.
