Lower Mission is a lakeside residential neighbourhood in south Kelowna, BC, running from Pandosy Village down to Sarsons Beach along Okanagan Lake. It mixes post-war bungalows, infill builds and newer lakefront homes, and it is the flattest, most walkable of the Mission neighbourhoods. Single-family homes averaged $1.31M in 2026.*

What buyers actually search for in Lower Mission

Pool is a structured field in the MLS® feed, so that list is complete. The rest search the wording of the listing itself, which means they will miss a home that describes the same feature differently — if what you want is not here, tell me and I will go looking.
What Lower Mission prices are actually doing
Read this one carefully, because the headline number is misleading.
A 13.2% drop in the average sold price looks alarming and mostly is not. The average fell because the mix of what sold changed — fewer high-end lakefront sales closed in the first half of 2026, which drags the average down without any individual home losing that kind of value. The median has held near $1.3M and homes are still selling at roughly 97% of list. If you own here, you have not lost 13% of your equity. If you are buying here, do not expect sellers to behave as though you have found a discount.
For comparison, Upper Mission single-family homes averaged $1,567,604 over the same period — about 19.9% above Lower Mission. That gap is the clearest way to frame the choice between the two: elevation, views and newer construction up the hill, versus flat streets, bigger trees and walkable beach access down here.

The beaches are the whole argument
Three public beaches inside the neighbourhood, all walkable from most of it.
Boyce-Gyro Beach Park
The busy one. Long sandy beach, volleyball courts, an inflatable water park in summer, and the largest crowd of the three. Best if you want the social version of a beach day.
Rotary Beach Park
Quieter, and the local pick for paddleboarding and kite surfing. Parking fills fast on hot weekends regardless.
Sarsons Beach Park
The southern anchor, and the most family-oriented — shallow entry, grass, and less through-traffic than the northern two.
Beyond the water, the Mission Creek Greenway runs more than 16 km of walking and cycling trail along the creek, and the H2O Adventure + Fitness Centre and Capital News Centre sit together at the south end — Olympic-size pool, wave pool, ice rinks, indoor fields and a library branch in one cluster. Pandosy Village caps the north end with the restaurants, breweries and everyday shopping that Upper Mission genuinely does not have within walking distance.

All within School District 23 (Central Okanagan).
Lower Mission is served at the elementary level by Anne McClymont Elementary and École Dorothea Walker Elementary, with École KLO Middle School covering grades 7–9 and Okanagan Mission Secondary taking students through graduation.
Okanagan Mission Secondary ranks 45th of 252 BC public high schools, with a score of 7.5/10 on the Fraser Institute’s 2024–2025 report card — the same catchment school that serves Upper Mission and Kettle Valley. On schools specifically, the three neighbourhoods are not a differentiator.
Lower Mission or Upper Mission?
The honest split: Lower Mission buys you flat streets, mature trees, walkable beaches and Pandosy Village, in older housing stock that often needs updating. Upper Mission buys you elevation, lake views and newer construction, at roughly a 20% premium, in exchange for driving to almost everything.

Where is Lower Mission in Kelowna?
Lower Mission runs along Okanagan Lake in south Kelowna, roughly from Pandosy Village south to Sarsons Beach, bounded by the lake on the west and the benchlands that rise into Upper Mission on the east. It is about 10 minutes from downtown Kelowna.
How much is a house in Lower Mission?
Single-family homes averaged $1,307,885 over the first half of 2026, against a full-year 2025 average of $1,413,002. The median has held closer to $1.3M; the drop in the average reflects a change in which homes sold, not a broad fall in values.
Is Lower Mission more expensive than Upper Mission?
No. Upper Mission single-family homes averaged $1,567,604 in 2026 year-to-date, about 19.9% above Lower Mission. Lower Mission is the more affordable of the two on average, though lakefront properties there are the most expensive homes in either neighbourhood.
Can you walk to the beach from Lower Mission?
From most of it, yes. Boyce-Gyro, Rotary and Sarsons are all public beaches inside the neighbourhood, and the flat topography is what makes them genuinely walkable rather than technically nearby. This is the main practical difference from Upper Mission.
