Upper Mission Kelowna: Braden’s Market Predictions for 2027

My read on Upper Mission and the three Mission neighbourhoods around it: this fall gives buyers room, and spring 2027 goes to whoever is ready first. That lines up with Brian Buffini’s Bold Predictions for 2026, and the spring numbers here give his optimism real support, even after a slow August.

Brian Buffini is a real estate coach whose annual forecast broadcast, Bold Predictions, draws tens of thousands of agents. He titled the 2026 edition around hope and a plan, and pushed back hard on the doom you see on social media. I share that view. Below are his main calls, with what the Mission data says about each one. Local numbers cover detached homes in Upper Mission, Kettle Valley, Lower Mission and Crawford Estates combined, from the Interior REALTORS® Matrix system, through August 2026.

Buffini: the market gets its old rhythm back

His episode for the December broadcast put it plainly: 2026 would bring back the rhythm of 2019, spring season included.

What happened in the Missions: the spring was fast. A typical detached home sold in 30 days in April and 29 days in May, quicker than the same two months in 2025 (33 and 38 days) or 2024 (35 and 40). Supply tightened to five months of inventory in May and again in July, below the wider Central Okanagan both times. Sales volume was lighter than last spring, 104 from March to May against 129 in 2025, so the speed came from fewer listings meeting steady buyers.

Then August went quiet. Sixteen detached sales against 220 listings works out to about fourteen months of supply, which I covered on September 2. I’m not walking that back. A slow August after a quick spring tells me the buyers are there when the season is right, and that this fall is a window for anyone shopping now.

Buffini: prices stay close to flat

His August update called for U.S. prices to finish 2026 up less than 1%, while holding that housing still appreciates over the long run.

What happened in the Missions: the 318 detached sales from August 2025 to July 2026 had a median of $1,265,000. Through 2026, homes have closed at 96% to 98% of their final asking price and 94% to 97% of their original one. That’s a market where price reductions happen and negotiation is real, but where buyers are still paying close to what well-priced homes ask.

Buffini: older owners drive the selling

More than half of U.S. home sellers are boomers, according to the figures he shared in August, and his broadcast named being closer to family as a top reason people move. The Missions are full of homes built for raising a family. Among the Upper Mission homes that sold in the past year, the median build year was 2007. As owners of homes like that right-size, those houses come back to the move-up buyers who want them most.

What happened in the Missions: so far, fewer owners are making that move. New detached listings from January to August fell 18% from 2025, and sales fell 16%. The two dropped together, so this isn’t a shortage. It does mean the supply that built up over the summer isn’t being topped up at last year’s pace.

Buffini: no rate hike this year

He was confident the U.S. Federal Reserve holds. Our own central bank has already been holding: the Bank of Canada left its policy rate at 2.25% on September 2, 2026. Rates aren’t my call to make, and a mortgage broker is the right person for that conversation. My point is simpler. On a $1.2 million to $2 million purchase, a rate that sits still is one you can build a plan around.

Buffini: offers take longer, and preparation matters

In January he said getting an offer now takes about twice as long as it used to, and that one in seven U.S. transactions collapses and has to go back on the market. Here, the typical home that sold in the past year was built around 2007 in Upper Mission and around 1992 in Lower Mission. Homes that age are where inspection surprises come from, and sellers who deal with them first keep more deals together.

Braden’s market predictions for the Missions

  • This fall favours buyers. August left plenty of supply on the market. Anyone buying in the next few months should see wide choice and room to negotiate before spring.
  • Spring 2027 moves quickly again. This spring showed how fast Mission homes go once buyers arrive, and BCREA’s August forecast calls for BC sales to climb 7.5% next year.
  • New listings stay lighter than 2025. If that holds, a well-prepared home listed early in 2027 faces fewer competing listings than it would have this year.

Where this comes from. Buffini’s calls are from his 2026 Bold Predictions episode and RISMedia’s reporting on the talks he gave in January and August, and they describe the U.S. unless noted. Neighbourhood samples are small, so I use multi-month totals over single months. These are my opinions on direction, not a promise about any home’s price.

What I’d do with this

Buying: use the fall. Look through the current Upper Mission homes for sale, have your financing settled, and make a serious offer while the choice is wide.

Selling: aim for spring. Sort out inspection questions and get the home ready over the winter, and start with a valuation of your home so the price comes from current sales. Each month’s figures are on my market report.
