As of September 18, 2026, there are 38 detached homes for sale in Kettle Valley. Between $1.2 million and $2 million they are asking about $390 a square foot, less than the same budgets in Upper Mission next door. Above $2 million the price per foot jumps by more than 40%.
Kettle Valley is a small market, and that shapes how to read it. I pulled every active detached listing in the Kettle Valley sub-area from the Interior REALTORS® Matrix system and sorted them by asking price, the same way I did for Upper Mission on September 16.
What is for sale, by budget
| Budget | Homes listed | Median size |
|---|---|---|
| Under $900K | 1 | not shown |
| $900K to $1.2M | 3 | 2,956 sq ft |
| $1.2M to $1.5M | 9 | 3,551 sq ft |
| $1.5M to $2M | 9 | 4,395 sq ft |
| $2M to $2.5M | 5 | 4,112 sq ft |
| $2.5M and up | 11 | 5,214 sq ft |
With only 38 listings, some of these bands are a handful of homes. The $900,000 to $1.2 million band is three houses, so read its figures as three houses, not a trend.
The middle is where Kettle Valley is strongest. Eighteen listings sit between $1.2 million and $2 million, typically 3,550 to 4,400 square feet. The $1.5 million to $2 million band is also the newest: a median build year of 2018. When I counted Upper Mission and Lower Mission this week, the same band’s median build year was around 2008 in both.
The top end is unusually deep for a neighbourhood this size. Eleven of the 38 listings, almost a third, are asking $2.5 million or more.
Less per foot than Upper Mission, until $2 million
| Budget | Asking per sq ft | Median days listed |
|---|---|---|
| $900K to $1.2M | $406 | 87 |
| $1.2M to $1.5M | $390 | 42 |
| $1.5M to $2M | $391 | 71 |
| $2M to $2.5M | $553 | 22 |
| $2.5M and up | $617 | 140 |
Between $1.2 million and $2 million, Kettle Valley listings are asking $390 and $391 a square foot. In Upper Mission on September 16, the same two budgets were asking $443 and $431. For a buyer in that range, Kettle Valley is currently offering more floor area for the same money.
Above $2 million the picture changes. The $2 million to $2.5 million band asks $553 a square foot and the band above it $617, so the jump from $391 is more than 40%. Past that line you are paying for something other than space, whether that is the view, the lot or the finish.
How long current listings have been sitting
The last column is how long the homes in each band have been on the market so far, not how long homes take to sell. The $1.2 million to $1.5 million band sits at a median of 42 days. At $2.5 million and up it is 140 days, close to five months, across 11 homes. The $2 million to $2.5 million band shows 22 days, but that is five listings, too few to read anything into.
How to read this. These are asking prices, not sale prices, and with 38 listings in total a single new listing can move a band. The comparison with Upper Mission uses my September 16 count of that neighbourhood. Treat all of it as a snapshot of September 2026, not a forecast.
What I would do with this
If your budget is $1.2 million to $2 million: put Kettle Valley on the list beside Upper Mission. Right now it is asking less per square foot for homes of a similar size, and the $1.5 million to $2 million band is the newest stock of the three Mission neighbourhoods I counted this week.
If you are shopping at $2.5 million or more: you have 11 homes to choose from and many of them have been listed for months. That usually means time to look properly, and room to ask questions about price.
To see what is available in your band today, start with the current Kettle Valley homes for sale. For the neighbourhood itself, the trails, the village and the schools, see my Kettle Valley page, and the market report has the longer price history.
