What Upper Mission Homes Actually Sold For, by Budget

In the 12 months to September 17, 2026, 124 detached homes sold in Upper Mission, and 61% of them sold for less than $1.5 million. Only 38% of the homes for sale right now are priced there. Buyers are spending where the listings are thinnest.
Two days ago I published what is for sale in Upper Mission by budget, built from asking prices. Asking is only half of the picture. This is the other half: every detached sale in the Upper Mission sub-area over the past year, pulled from the Interior REALTORS® Matrix system and sorted by what each home actually sold for.
Where the money actually went
| Budget | Homes sold | Median size |
|---|---|---|
| Under $900K | 4 | 2,792 sq ft |
| $900K to $1.2M | 40 | 2,722 sq ft |
| $1.2M to $1.5M | 32 | 3,323 sq ft |
| $1.5M to $2M | 29 | 3,937 sq ft |
| $2M to $2.5M | 9 | 5,023 sq ft |
| $2.5M and up | 10 | 5,332 sq ft |
The busiest budget of the year was $900,000 to $1.2 million: 40 sales, almost a third of everything that sold. Add the 32 between $1.2 million and $1.5 million and those two bands carried 72 of the 124. Above $2 million, 19 homes sold all year.
The gap between what sells and what is listed
| Budget | Share of sales | Share of listings |
|---|---|---|
| Under $900K | 3% | 2% |
| $900K to $1.2M | 32% | 12% |
| $1.2M to $1.5M | 26% | 24% |
| $1.5M to $2M | 23% | 24% |
| $2M to $2.5M | 7% | 20% |
| $2.5M and up | 8% | 18% |
The mismatch sits at both ends. A third of last year’s sales happened between $900,000 and $1.2 million, where only 12% of today’s listings are priced. Above $2 million it runs the other way: 15% of the year’s sales, and 38% of what is on the market now.
That does not mean the expensive homes will not sell. It does mean a $2 million listing in Upper Mission is competing with far more homes, for far fewer buyers, than a $1.1 million one.
Price per square foot, and how fast they sold
| Budget | Sold per sq ft | Median days to sell |
|---|---|---|
| Under $900K | $311 | 73 |
| $900K to $1.2M | $373 | 41 |
| $1.2M to $1.5M | $408 | 31 |
| $1.5M to $2M | $432 | 49 |
| $2M to $2.5M | $458 | 62 |
| $2.5M and up | $618 | 123 |
The $1.2 million to $1.5 million band sold fastest, at a median of 31 days. At $2.5 million and up, the median was 123 days, which is four months.
Set these beside the asking prices from September 16 and one thing stands out. In the lower bands, today’s asking price per square foot sits above what the same budgets actually bought over the past year: $408 asking against $373 sold between $900,000 and $1.2 million, and $443 against $408 between $1.2 million and $1.5 million. Some of that is a different mix of homes. Some of it is room a buyer can test.
How to read this. Sale prices cover a full year and asking prices cover one day, so the homes in each band are not the same homes. The two bands above $2 million rest on 9 and 10 sales, so treat them as a handful of homes rather than a trend. Days to sell is the time on market for the listing that sold; a home that was taken off and relisted can show a shorter count than its real time for sale.
What I would do with this
If you are buying between $900,000 and $1.5 million: this is where most of the year’s buyers were, and where listings are thinnest. Expect company on the good ones, and be ready to move in the first week.
If you are selling above $2 million: you are in the part of the market with the most listings and the fewest sales. Price and presentation carry more of the weight up there, because a buyer has more homes to compare yours against.
If you own in Upper Mission and want to know which of these bands your home really sits in, start with a home valuation. If you are buying, the current Upper Mission homes for sale update every day.
