Mission Townhomes and Condos: The Under-$1M Entry Point

A Lower Mission townhome sold at a median of $730,000 in the first half of 2026, and an apartment at $472,500. Against a detached median of $1,093,750 in the same neighbourhood, that is a 33% discount for the townhome and 57% for the condo — and it is the only realistic way into the Missions under $800,000.

Almost everything written about these neighbourhoods, including most of this site, assumes a detached house at $1.2M and up. That leaves out a segment with real volume and a very different buyer. Here is what it actually costs.

What stands out is how little either has moved. The townhome median has sat between $703k and $760k for five straight years. Apartments dipped from $506k in 2022 to $444k in 2025 and have recovered to $472k this year. Neither segment had the run-up that detached homes had in 2021–22, and neither had much of a correction afterwards.

For a buyer, flat is not a bad thing. It means you are unlikely to be buying at a peak, and the entry price has been predictable for long enough to plan around.

Upper Mission is not the answer at this price point

I checked, because the obvious question is whether you can get the same thing further up the hill. You cannot, and the reason is supply rather than price.

Upper Mission townhomes produced a sample of just 51 listings across five and a half years — entire calendar months with no sales at all, and only two recorded transactions in the first half of 2026, both around $1.15M. Kettle Valley and Crawford Estates are thinner still.

So I am not going to give you an Upper Mission townhome “median”. Two sales is not a market statistic, and quoting one as though it were would be exactly the kind of false precision this site exists to avoid. The honest finding is that the attached-housing segment in the Missions is concentrated almost entirely in Lower Mission. If you want a townhome or condo in this part of Kelowna, that is where the inventory is.

Who this segment actually suits

Buyers priced out of detached, who want the location anyway. Lower Mission is the most walkable of these neighbourhoods and closest to the beaches. A $472,500 apartment puts you in that location for less than half of what the detached median costs, and the location is most of what you are buying.

Downsizers who want to stay in the neighbourhood. This is the quiet, large use case. Selling a Lower Mission detached home at $1.09M and buying a $730,000 townhome a few streets away releases roughly $360,000 before costs, without leaving the area, the doctor, or the coffee shop.

Buyers who want a lock-and-leave. If the Okanagan property is not your only home, the maintenance profile matters more than the square footage.

What the median does not tell you here

More than in any other segment: strata fees, age of building, and what the depreciation report says. Two apartments at the same $470,000 can differ by hundreds of dollars a month in fees and by tens of thousands in upcoming special levies. The purchase price is the smaller half of that decision.

Age matters enormously in this stock. Lower Mission has buildings from several very different eras, and a 1990s building with an underfunded contingency fund is a genuinely different financial proposition from a 2018 one at the same price. Read the documents before you fall in love with the unit.

The short version

Attached housing in the Missions means Lower Mission. Townhomes have held between $703k and $760k for five years; apartments sit around $472,500 and have been remarkably stable.

It is a genuine entry point rather than a consolation prize — but it is a segment where the strata documents matter as much as the price, and where the cheapest unit in a building is often cheapest for a reason.
