I work these neighbourhoods in depth: Upper Mission, Kettle Valley, Lower Mission and Crawford Estates. If that is where you are looking, start with one of them below.
Where to search first
Upper Mission
Estate-tier inventory on the benchlands — large view lots, custom builds, and the top of the local price range. Detached homes here have recently benchmarked around 23% above the Kelowna city detached benchmark.1
Kettle Valley
Master-planned and built out mainly through the 2000s and 2010s, so construction age is consistent and the streetscaping is uniform. Walkable village core, and École Dorothea Walker sits inside the neighbourhood.
Lower Mission
Flat, lakeside and the closest of these neighbourhoods to the beach and the boardwalk. The widest range of housing types, including townhomes and condos, and the most accessible entry point into the area.
Crawford Estates
Established, treed and large-lot, on the bench above Lower Mission. Consistently the thinnest supply of these neighbourhoods, which makes pricing here a comparables-by-hand exercise rather than a benchmark one.
