Where the Pool Homes Actually Are in Kelowna’s Missions

If you want a detached home with a pool and your budget stops at $1.5M, there are seven of them for sale. Not seven in Upper Mission — seven in total, across Upper Mission, Kettle Valley, Lower Mission and Crawford Estates combined. That is the finding that matters more than any percentage on this page, and it is why a pool should decide which neighbourhood you shop in rather than the other way round.

A pool is one of the few things buyers ask for that the MLS® feed records as an actual field rather than a phrase in the description. That makes it one of the only must-have searches you can run and trust the count on. So I ran it, and then I ran it properly — restricted to detached houses on their own lot, because a pool you share with a complex is a different product and does not belong in this count.

Kettle Valley at 63% is more than three times Lower Mission’s 20%, and that gap is the single starkest split I measure between these neighbourhoods on any feature.

Why the gap is about ground, not money

Kettle Valley being the pool neighbourhood is not an accident of this month’s inventory. It was built largely in one era as a planned community on flatter, more uniform lots, and a flat lot is what makes a pool affordable to dig. The pool is the cheap part of a pool; the site work is not.

Go up onto the Upper Mission benchland and the same pool needs excavation into a slope, retaining walls and engineering to sign those walls off before anyone pours anything. Two houses a street apart can produce quotes tens of thousands of dollars apart purely because of what the yard is sitting on. That is why 34% of Upper Mission listings have one and why almost all of those are at the top of the market.

Lower Mission is the opposite shape of problem. Its lots are older, narrower and closer to the lake, and most already carry mature landscaping. There is often simply nowhere to put a pool without giving up the entire yard, so fewer went in and the ones that did tend to be on the larger properties.

A caveat worth having. These are homes with a pool for sale right now, not the share of all homes that have one. A neighbourhood where pool owners happen to be listing this month will look pool-heavy. The ranking above has held across the summer, but treat any single week as a snapshot.

The under-$1.5M reality

Seven listings. Four in Lower Mission, two in Kettle Valley, one in Upper Mission, none in Crawford Estates. Against 151 detached listings on the market, that is not a segment of the market so much as a rounding error in it.

Put the other way: 42 of the 49 detached homes with a pool are $1.5M or above, and 31 of them are $2M or above. In Upper Mission the concentration is nearly total — 19 of 20. If a pool is genuinely non-negotiable and your ceiling is below $1.5M, the honest advice is that you are not shopping a market, you are waiting for a specific house, and you need to be set up to move the week it appears rather than the week you notice it.

Crawford Estates deserves its own sentence. One pool listing out of three homes on the market is a real number and a meaningless percentage — the area turns over roughly 21 homes a year, so any share figure there swings wildly on a single listing.

What the terrain means for what you inspect

The general checks — equipment age, heating, running costs, enclosure compliance — are set out on the homes with a pool page. What is specific to here is the ground the pool sits in.

  • Retaining walls are a maintained structure, not landscaping. On a benchland lot they are what is holding the pool, and the yard, in place. Their condition is a bigger cheque than the pool shell will ever be, and they are the item most often skipped on a general inspection.
  • Ask what the site work cost, if the pool is recent. Owners who built one usually remember the number, and it tells you what a comparable build would cost you elsewhere.
  • Look at what the pool took from the yard. On a sloped lot the pool frequently occupies the only flat ground. That is fine if you wanted a pool and less fine if you also wanted somewhere level for anything else.
  • Check drainage above and below it. Water moving down a benchland slope has to go somewhere, and a pool plus its deck is a large impermeable surface introduced into that path.

If a pool is the thing you will not compromise on, say so early. It cuts 151 active detached listings down to 49 immediately, and to seven if your ceiling is $1.5M. That is a small enough set that waiting for the right one is a real strategy rather than a slogan — but only if you are watching the feed rather than checking it.
