Crawford Estates sells about 21 detached homes a year — not quite two a month — and typically has six listed at any given time. If you want to buy here, that is the single most important fact about the neighbourhood, and it changes how you have to shop.
Most neighbourhood write-ups lead with schools and trees. The thing that will actually decide whether you end up in Crawford Estates is supply, so let me start there.

Notice how flat that is. Through a historic boom in 2021, a correction in 2023 and everything since, Crawford Estates has traded between 18 and 30 homes a year. The wider Kelowna market swung violently over those six years. This neighbourhood barely noticed, because the constraint here is not demand — it is that there are only so many houses and their owners tend to stay.

In early 2021 there were months with one or two homes for sale in the entire neighbourhood. Today it is closer to six. That is more choice than at any point in the last two years, and it is still a shortlist you could walk through in an afternoon.
Why I am not quoting you a price trend. With 18–21 sales a year, an annual median describes roughly twenty houses — and if three of them happen to be large acreage properties, the median jumps for reasons that have nothing to do with the market. Percentage changes calculated on samples this small tell you which specific homes sold, not what happened to values. Anyone quoting you a confident year-over-year percentage for Crawford Estates is over-reading their data.
What thin supply means for you as a buyer
Three practical consequences, in order of how much money they cost people:
You cannot wait for the perfect one and also expect to choose. With six listings, the odds that one matches your must-haves in any given month are low. Buyers who succeed here define two or three non-negotiables and stay flexible on everything else. Buyers who bring a fifteen-point list generally do not buy in Crawford Estates.
Being ready matters more than being early. The right house appears with no warning and is not competing against forty similar homes for attention. Financing arranged in advance, a realistic sense of your ceiling, and the ability to view within a day or two are worth more here than in a neighbourhood with constant turnover.
Comparables are genuinely scarce. When only twenty homes trade a year, the “recent comparable sale” on a house you like might be fourteen months old and two streets away on a different lot size. Valuation here involves more judgement and less arithmetic than in Lower Mission. Treat any automated estimate for a Crawford Estates address with real suspicion.
And if you are selling
The flip side of thin supply is that a well-presented home competes against five others rather than fifty. Buyers who want this neighbourhood specifically have nowhere else to go — that is genuine pricing power, and it is why the sales count held steady even through the 2023 correction. The risk is the mirror image: misprice it and there is not enough buyer traffic to correct the mistake quickly.

Crawford Estates is a neighbourhood you buy by waiting for the right house, not by shopping a market. Roughly 21 sales a year, roughly six homes listed at a time, and that has been true through boom and correction alike.
If your timeline is fixed and short, look at this neighbourhood alongside others rather than exclusively. If you can be patient and decisive, the thinness works for you — there is very little competition for the specific house you want.
