The most common assumption I correct is that being near Okanagan Lake and seeing Okanagan Lake are the same purchase. They are close to opposite.
Lower Mission is the neighbourhood nearest the water, and it has by far the smallest share of listings advertising a lake view. It is flat and treed, so unless a home is on the shore itself there is a street of other houses between it and the water. The views belong to the benchlands above — Upper Mission and Kettle Valley, where the elevation does the work and roughly a third of listings mention one.
The practical consequence is a real trade-off rather than a ranking. Buy on the bench and you buy the view, the drive and, usually, a slope. Buy in Lower Mission and you buy flat ground and a walk to the beach, and you should treat any lake view as a bonus you paid a premium for rather than something the location includes. A “lake view” in a listing can also mean anything from a full-width panorama to a wedge between two roofs — worth standing in the room before it becomes part of the price.
