The Kelowna Neighbourhood That Ignored the Market Cycle

Between 2020 and 2025 — a historic boom, a sharp correction and a rate shock — Crawford Estates sold 30, 22, 19, 21, 18 and 21 detached homes. The range never broke 18 to 30. Whatever the Kelowna market was doing in those years, this neighbourhood did not participate in it.
That is unusual enough to be worth explaining, and it has a practical consequence for anyone trying to buy or sell here.

For comparison, Lower Mission’s January-to-July sales went 69, then 102, then 88 across 2024 to 2026 — a 48% swing in three years. Crawford Estates’ worst year was 40% below its best, and that best year was 2020, before the boom even started.
Why supply-constrained neighbourhoods behave this way
In most of Kelowna, sales volume is set by demand. More buyers, more transactions. In a neighbourhood of this size, volume is set by how many owners decide to move — and that decision is driven by life events rather than by the market. People sell because of a job, a divorce, a death, a downsize. Those happen at roughly the same rate every year regardless of what interest rates are doing.
So when demand surged in 2021, Crawford Estates did not produce more sales. There was nothing extra to sell. And when demand collapsed in 2024, the people who needed to move still moved. The floor and the ceiling are both set by the same thing: the small, steady trickle of houses that come available.
Do not read this as “values are stable here”. The counts are stable. Prices in Crawford Estates are genuinely volatile — with roughly 21 sales a year, its annual median swings on which specific houses traded, which is exactly why I do not publish a price trend for this neighbourhood. Steady volume and steady prices are different claims, and only the first one is supported.
What it means for a buyer
Waiting for a better market will not produce more choice. That is the practical consequence. In most neighbourhoods, a buyer who waits through a downturn gets more inventory and more leverage. Here, the 2024 correction — the worst year in the wider market in a decade — produced eighteen sales instead of twenty-one. There was no flood of options to wait for.
If you want this neighbourhood, the strategy is to be ready and to be patient about the house rather than about the market. The right time to buy is when the right house appears.
What it means for a seller
Your competition is roughly the same every year: a handful of homes. That is genuine pricing power in a downturn, because the buyer who wants Crawford Estates has nowhere else to go and cannot simply wait for more supply.
The flip side is that there is no volume of traffic to correct a pricing mistake quickly. Roughly six homes listed at a time means a buyer sees all of them, forms a view on relative value in one afternoon, and if yours is the expensive one, it stays the expensive one until you change something.

Crawford Estates sold between 18 and 30 detached homes every year from 2020 to 2025, straight through a boom and a correction. Volume here is set by how many owners decide to move, not by how many buyers show up.
Buyers: waiting for the market will not give you more choice. Sellers: your competition is small and consistent, but so is your buyer pool.
