Small-sample warning, and it matters more here than anywhere else on this site: the 2026 figure is built on roughly four months of sales in a neighbourhood that turns over a handful of homes a year. A single large sale moves the average by six figures.

On paper that is a 17.9% year-over-year increase. I am deliberately not leading with that number, because with this few transactions it is not a trend — it is a description of which four or five houses happened to sell. What the data supports saying is narrower and more useful: Crawford Estates trades at a premium to Lower Mission, sits in broadly the same band as Upper Mission and Kettle Valley, and is thinly traded enough that pricing a home here needs comparables pulled by hand rather than an algorithm.

What you are actually buying

Lot size and quiet, mostly. That is the trade.

Half-acre to one-acre lots

Along Mission Ridge Road, Canyon Park Crescent, Westridge Court and Parkridge Drive. Flat, usable yards rather than the tiered hillside lots common further up the benchlands.

Trails at the property line

Canyon Falls Park and the Crawford Falls trail sit immediately south; Myra-Bellevue Provincial Park and Woodhaven Regional Park are minutes away. Mission Ridge Park handles the everyday dog walk.

A mix of eras

Established homes on mature lots alongside newer builds and rebuilds. Less architecturally uniform than Kettle Valley, which cuts both ways depending on what you want.

The cost of that space is distance. There is no village centre here and nothing within a practical walk — groceries, coffee and schools all involve the car. Buyers who love Crawford Estates tend to be the ones who wanted the acre and were never going to walk to a restaurant anyway.

The wildfire question, answered straight

Buyers ask, and they should. Crawford Estates sits on the wildland-urban interface — the same trail access and forest backdrop that make the neighbourhood attractive also mean homes back onto continuous natural fuel. That is a real characteristic of the location, not a reason to avoid it, and it applies to much of the upper Mission benchlands.

What it should change is your diligence, not your decision. Ask specifically about FireSmart work already done on the property (roofing material, gutter and vent screening, the state of the first 1.5 metres around the foundation), confirm insurance availability and pricing before subject removal rather than after, and read the wildfire development-permit conditions attached to the lot. I raise this with every buyer I take up here.

Schools

Crawford Estates falls within School District 23, served by Anne McClymont Elementary and Okanagan Mission Secondary — the same secondary catchment as Upper Mission, Kettle Valley and Lower Mission.

How it compares

Against Upper Mission homes for sale: similar price band, bigger lots, fewer lake views, far less inventory. Against Kettle Valley: more land and more quiet, but none of the walkability or the village centre. Against Lower Mission: a clear premium, and a completely different daily rhythm.

The practical problem with Crawford Estates is not deciding whether you like it. It is that with roughly four homes on the market at a time, the right one may not exist this month.
