Kettle Valley carries the highest median price of these neighbourhoods and the lowest cost per square foot. Both facts have the same cause.
The typical Kettle Valley house is around $1.92M — more than Upper Mission — yet about $429 per square foot, roughly 9% under Upper Mission and 24% under Lower Mission. The homes are simply bigger: a median near 4,700 square feet, the largest of these neighbourhoods, and the newest, with a median build year around 2016. Measured in dollars per square foot rather than in asking price, this is the most house per dollar in the Missions. Close to half the houses here are $2M or more.
The other consequence of a single-era, flat-lot subdivision is the pool. More than half of the houses for sale here have one — comfortably the highest rate of these neighbourhoods, and around three times Lower Mission’s. Flat, wide lots subdivided in one go leave room for a pool without carving into a slope, which on the benchland means excavation, retaining walls and engineering that can cost more than the pool itself.
The trade-off is choice. Kettle Valley is a small market — usually a couple of dozen houses for sale at a time — so the right one appears when it appears rather than when you are ready.
