Of every feature on this site, the walkout basement is the one most completely decided by terrain — and it produces the starkest split between these neighbourhoods of anything I measure.
Three quarters of the walkouts are in Upper Mission. Lower Mission, despite being by far the largest neighbourhood of the four by listing count, typically has about one. The reason is simply the ground: a walkout needs a slope, so the lower floor can open at grade onto the back yard. Upper Mission is built across the benchland and has that slope almost everywhere; Lower Mission is flat, so its basements are basements.
This is worth knowing because a walkout is not really a feature you shop for — it is a consequence of where you buy. If a lower floor that opens to the yard matters to you, whether for a suite, for guests or simply for light, that decision is effectively a decision to look on the bench. And it usually arrives packaged with the other things slope provides: the view, the drive, and a driveway you will be clearing in January.
