Personal information collected through this site is handled under British Columbia’s Personal Information Protection Act (PIPA), which governs how private-sector organizations in BC collect, use and disclose personal information, and under the federal Personal Information Protection and Electronic Documents Act (PIPEDA) where federal law applies. Commercial email is sent under Canada’s Anti-Spam Legislation (CASL).

What I collect

  • Forms. Your name, email address, phone number and whatever you write in the message field. On a home valuation request, the property address and the details you choose to give about the home.
  • Property alerts and saved searches. Your email address, the area you draw on the map, the filters you set, and — because CASL requires a sender to be able to produce it — the exact consent wording you agreed to, the date and time, your IP address, your browser’s user agent string and the page you signed up from.
  • Saved homes. The listings you tap the heart on are stored in your own browser, on your own device. I cannot see them. If you choose to save them across devices, your email address and the listing numbers are stored on the server so the list can follow you.
  • Listing enquiries. When you ask about a specific property, the enquiry form records what you sent along with the property it refers to.
  • Analytics. Google Analytics 4 records aggregate visit behaviour — pages viewed, device type, approximate region. It does not receive your name, email address or phone number.

Why I collect it

To answer you, to send you the specific thing you asked for, to run and improve the website, and to meet the record-keeping obligations that come with holding a BC real estate licence. Nothing here is collected for a purpose you would not reasonably expect from the form you filled in.

Who it is shared with

I do not sell, rent or trade your personal information. It is shared only in these situations: with my brokerage, RE/MAX Kelowna, which is required to keep records of real estate services under the Real Estate Services Act; with the service providers who host this website and deliver its email on my behalf, and only so they can perform that work; with other parties to a transaction you have chosen to enter into, such as a lawyer or notary; and where the law or a regulator requires it.

Some service providers store or process data outside Canada, which means the information may be accessible to the courts and law-enforcement authorities of that country.

Email, and how to stop it

You only receive marketing email if you asked for it — the property alerts, or the monthly market report. Every one of those messages carries an unsubscribe link, and one click ends it permanently. You can also reply to any email, or write to braden@koophomes.ca, and I will remove you. Replies to your own enquiry are not marketing and are not affected.

Cookies, browser storage and analytics

This site uses your browser’s own storage to remember small things — the homes you have saved, whether you have dismissed a notice. That data stays on your device. Google Analytics sets its own cookies to measure aggregate traffic. You can block or delete cookies in your browser settings, or install Google’s own opt-out browser add-on. Blocking them does not stop the site working.

How long it is kept

Alert and report subscriptions are kept until you unsubscribe, and the unsubscribe record itself is kept afterwards so the request can be honoured. Enquiries and client records are kept for as long as the professional and regulatory obligations that attach to a real estate file require. Where personal information has been used to make a decision that directly affects you, PIPA requires it to be kept for at least one year so you can ask to see it.

Seeing it, correcting it, complaining about it

You can ask what personal information I hold about you, how it has been used and who it has been given to, and you can ask me to correct anything that is wrong. Email braden@koophomes.ca. PIPA gives me 30 business days to respond, and I will normally do it far sooner. If you are not satisfied with how I have handled your information, you can complain to the Office of the Information and Privacy Commissioner for British Columbia.

Security

The site is served over HTTPS and access to the systems holding this information is restricted. No method of transmission or storage is perfect, and I will not claim otherwise.

Changes to this policy

If this policy changes, the date at the top of the page changes with it.
